Where the dirt actually lives
A window is a system. The glass is the part you look at, but the tracks, weep holes and screens are what decide whether it slides, seals and drains the way the manufacturer intended.
In Tahoe that matters more than most places. Pine needles, road grit and snowmelt collect in the bottom track, hold moisture against the frame through winter, and quietly wear the rollers out.
What comes apart and goes back
Screens removed and washed
Taken out, washed flat, dried and reinstalled square in the same opening.
Tracks vacuumed and flushed
Dry debris first, then a flush, so grit is not just pushed deeper.
Weep holes cleared
Blocked weeps are the usual cause of water sitting inside a frame.
Rollers checked
We report what is worn. We do not sell you a repair you do not need.
Sills and jambs hand-wiped
Corners included, which is where most crews stop short.
Condition notes
Torn mesh, bent frames and failed seals are photographed and sent to you.
Older screens get assessed before they get washed
Old screens go brittle. We check frame and mesh condition first and tell you what will not survive a wash, rather than handing you a bag of damaged frames at the end of the day.

Questions we get asked
Often, yes. Compacted grit in the bottom track is the most common cause. If the rollers themselves are worn we will tell you, and you can have them replaced before we come back.
Yes. Screens are washed flat on the property and rehung the same visit. Nothing leaves with us.
It is the better order. Tracks and screens first, glass second, otherwise grit from the frame ends up back on clean panes.
